Metropolitan Capital Advisors has arranged a $15,000,000 non-recourse construction loan for a dual-branded SpringHill Suites by Marriott and Home2 Suites by Hilton located in McKinney, Texas. The 6.0-acre parcel of land is located just off the NW corner of Eldorado Parkway & North Central Expressway (U.S. 75). The non-recourse loan was funded by a regional bank.
The complex transaction featured a non-recourse 1st lien mortgage and a 2nd lien funded with EB-5 capital. Three separate firms teamed up as the developer, with differing levels of involvement in regards to the completion guarantee and the management of the hotel operations. The project also features two different general contracting companies working in partnership together.
